ANY APPLICATION IS ACCEPTED SUBJECT TO CONTRACT
Guidance notes for prospective tenants

 
     
 
  1. All property rents exclude water/sewerage rates, electricity, telephone and council tax unless otherwise stated.

  2. All properties are to be let on an Assured Shorthold Tenancy for a 6 month period unless otherwise stated.

  3. The granting of a Tenancy will be subject to approved references and in some cases a guarantor may be required. We require two references for each Tenant as follows:-

    a) 1 no. Employers Reference
    b) 1 no. Character Reference ie. From previous Landlord or from someone with a professional status that has known you for more than one year.

  4. Before acceptance of a Tenancy you will be required to complete our questionnaire and reservation form, when a fee of £200 will be payable to reserve the property subject to the owners consent. This fee is not refundable if you subsequently decide not to proceed with the transaction.

  5. Agency fee is equivalent to 1½ weeks rent plus VAT. This is your contribution towards the cost of the Tenancy Agreement, Inventory and Referencing.

  6. A deposit will be required (usually equivalent to one month's rental) and is payable to us at the commencement of the tenancy and is held until the tenancy ends. No interest is payable.

  7. Rent is payable per calendar month in advance by bankers standing order.

  8. Where there are JOINT tenants, each tenant accepts the responsibility for the payment of the whole of the rent.

  9. As the managing agents for the property we will contact the relevant utility companies, i.e gas and electricity apart from telephone, to ensure that such facilities are available from the commencement date of the tenancy and that the tenants will be the new account holders.


  10. Cheques and drafts should be made payable to ASSURED PROPERTY RENTALS LIMITED.

Other Tenant Details
The following charges may apply during your tenancy. The majority will only apply if a breach in the Tenancy Agreement occurs.

  1. Renewal of new Fixed Term Tenancy £35.00 + Vat to cover the Registration Cost

  2. If the situation arises that the tenant vacates the property prior to the end of the fixed term, the tenant shall be responsible for rent until the expiration of the term, or the date on which a new Tenancy commences, whichever is sooner. In addition the tenant shall be responsible for our administration charges equal to our standard Tenant Agency fee.
